Notorious $4.4 Million San Francisco Squatter Mansion Is Set To Be Auctioned Off

A multimillion-dollar mansion in San Francisco that was purportedly overtaken by squatters is finally heading to auction.

On Tuesday, the San Francisco Board of Supervisors approved a resolution to pay off more than $300,000 in unpaid property taxes that had been tied to 250 32nd Ave., clearing the way for the luxury home to be sold later this year. A date for the auction has yet to be set.

The expedited sale aims to resolve mounting tax defaults and untangle a bizarre, high-profile web of alleged squatters, seller impersonation, and rampant deed fraud that has plagued the home's upscale neighborhood for over a year.

The four-bedroom, 3,000-square-foot Tudor-style home at the center of the conflict is located in Sea Cliff, an exclusive San Francisco enclave where tech executive Jack Dorsey and actress Sharon Stone also live. Median home prices run around $4.5 million.

The property was originally purchased in 2013 for $2.41 million by Wei Wang and her husband, Xiangdong Guo. But after the owners moved abroad around 2019, the property fell into disrepair.

In 2025, Diana Peng and Brandon Aadee moved into the home and filed a deed that purported to transfer ownership to Aadee. However, according to San Francisco City Attorney David Chiu, the deed was forged as part of a fraudulent scheme.

Earlier this year, Chiu filed a lawsuit accusing Peng and Aadee of obtaining the $4.4 million Sea Cliff property through forged and fraudulently notarized deeds, with the goal of eventually selling it for a profit.

According to the city's lawsuit, the pair transferred the property title back and forth between each other eight times, and at least five of those were forged, including the initial deed from the legitimate owner, Wang, which includes a forged signature from a notary.

“We are looking forward to the upcoming hearing and presenting our case that defendants are trying to steal a house and sell it for millions in profit. That is fraud, and they are trying to profit off that crime,” Chiu said in a statement to the San Francisco Standard.

Last month, a judge granted Chiu a temporary restraining order preventing Aadee and Peng from selling the home. He heads to court again on Friday to extend the injunction. The pair appear to still be living at the property.

Neighbors said Aadee and Peng's presence had caused a great deal of stress and unease, and made them feel unsafe. They've called the police to the address dozens of times and filed complaints about the property to city officials, the most recent of which was dated Oct. 13. That complaint had to do with "ongoing plumbing work" in the yard, which left piping exposed.

San Francisco City Attorney David Chiu filed a lawsuit against Brandon Aadee and Diana Peng, claiming they illegally seized a $4.4 million home in Sea Cliff (center) using eight forged property deeds. Another recent complaint noted that "there are a number of people entering the property with forced entry materials (hammers, crow bars) and the police have been notified. There is also an illegal unit (with kitchen) in the basement of the house."

There is also an open Animal Care and Control welfare investigation into Peng after neighbors allegedly captured her on video hitting a dog in the face.

Neighbor Connor Love told the San Francisco Chronicle that he had taken to sleeping on the floor of his daughter's room because he was afraid of potential break-ins. Others said they'd spent thousands on upgrading their home security systems as insurance against the couple.

Neighbors said they were glad that action was finally being taken on the property, though they were frustrated by what they saw as inaction on the part of city officials, and called out Supervisor Connie Chan in particular.

“Rather than advocating and saying, ‘Please help these families that are upstanding citizens,’ her stance on the option, last I heard, was that she agreed to not oppose (the auction),” neighbor Cameron Will told the Chronicle. “She has done an embarrassing and despicable and horrible job.”

Chan did not immediately reply to a request for comment from Realtor.com®.

With news of the auction on the horizon, neighbors are hoping that they'll finally be able to get Aadee and Peng out for good.

Peng and Aadee are expected to next appear in court on Friday.
